Collaboration and smart planning lead to homes that truly fit how people live.

For Justin Pfeifer, President of Pfeifer Homes, building homes is more than just sticks and bricks. It’s about helping families bring their vision to life while staying smart with space and budget. Through value engineering, Pfeifer ensures each design prioritizes functionality without unnecessary square footage.
“Value engineering helps take emotion out of the design process,” Pfeifer said. “It lets us look at how someone actually lives and to make sure the home supports that lifestyle without adding cost that doesn’t bring value.”
For example, Pfeifer’s team carefully lays out furniture to scale when reviewing floor plans, allowing them to spot potential issues or make changes early. “If a buyer brings in the size of their kitchen table or sectional, we’ll scale that into the layout and make sure it fits. It’s all about reducing surprises after move-in.”
Closet design is one area where Pfeifer believes many homeowners need guidance. While large walk-in closets are often viewed as a must-have, he focuses on how the space will be used.
“People walk in and think, ‘Wow, this closet is huge,’ but floor space doesn’t hold clothes,” he said. “We have them measure the lineal footage of rod they’re using in their current home, then design for that—plus room to grow.”
Using adjustable shelving, pull-down rods, and smart layouts, his team can create highly functional spaces without inflating costs.
As construction codes change and material costs continue to climb, Pfeifer says builders must adapt without compromising quality.
“There are code requirements that add cost but don’t give the buyer a return on investment for 10 or 20 years,” he said. “It’s tough to explain, but it’s part of why we use value engineering to make every dollar count.”
Creative thinking like eliminating unnecessary hallways by re-routing walk paths, helps preserve functionality without added square footage. “We use every inch wisely,” Pfeifer said.
Pfeifer’s custom homes can be found throughout Lee’s Summit and surrounding areas. As a design-build firm, his company manages every stage in-house, offering a streamlined and collaborative experience.
“We’re not a volume builder,” he said. “We do about 10 to 12 homes a year, which means we’re deeply involved with every client and every detail.”
That attention to detail involves working closely with buyers throughout the budgeting, design, construction, and warranty phases, while also forming long-term relationships along the way.
Pfeifer emphasizes the importance of honest communication and flexibility throughout the process.
“People want realistic timelines and to feel heard. That’s what builds trust,” he said. “We’re always adapting—whether it’s about floor plan changes or outdoor living preferences—and that makes the difference.”
At the heart of it all is a simple philosophy: design with intention, engineer with care, and create homes that are built to live well in.
