Single-Family
Permits Remain Resilient in August
The number of single-family
home-building permits issued in
metropolitan Kansas City remained
ahead of last year's pace again
in August, according to figures
compiled by the Home Builders Association
of Greater Kansas City (HBA). The
number of single-family permits
issued this year is up 11 percent
from the same period in 2001, showing
the local home-building economy
remains resilient amid mixed economic
news.

Kansas City home builders
pulled 885 single-family building permits
last month compared to 874 permits pulled
in July 2001. A total of 6,630 single-family
permits have been issued this year.
Low interest rates continue
to fuel the local new home market, with
the national average for a 30-year fixed-rate
mortgage dipping below 6 percent. New
home-building activity shows no signs
of slowing as long as mortgage rates remain
low, said HBA Executive Vice President
Tim Underwood
"The permit data shows
both builders and consumers remain optimistic
about the Kansas City housing market,"
Underwood said. "Other housing market
information shows that while home-building
activity remains strong, there does not
appear to be any excess buildup in inventory.
In fact, areas such as Johnson County
show an undersupply in many price ranges,
especially for first-time homebuyers."
September will likely be
another busy month for both builders and
consumers, thank to the opening of the
2002 Parade of Homes. This year's Parade,
which features a record 519 new homes
by more than 200 local home builders,
ranks as the second largest new homes
tour in the nation. The Parade of Homes
gives consumers to opportunity to view
the latest new homes available in the
metropolitan area, with homes open daily
noon to 7 p.m. through Sept. 29.
Kansas City, Mo., remained
the top-permitting city year-to-date with
961 permits issued through August. Olathe
is second with 857, followed by Lee's
Summit with 585.
Rounding out the top-permitting
cities for the month are Overland Park,
527; Shawnee, 292; Independence, 265;
Raymore, 212; Lenexa, 205; Leawood, 196;
and Kansas City, Kan./Wyandotte County,
192.
