Single-Family
Permit Activity Hits Record High
For June
Kansas City home builders
pulled 924 single-family building
permits last month, according to
figures compiled by the Home Builders
Association of Greater Kansas City
(HBA). That marks the highest number
of permits pulled in the metropolitan
area in the month of June on record.

A total of 4,890 single-family
permits have been issued year-to-date, up
11 percent from the first half of 2001.
Low interest rates and favorable weather
conditions have helped to increase construction
activity, according to HBA Executive Vice
President Tim Underwood.
"While the permit numbers
show a strong home-building market, they
also show a change in consumer demand,"
Underwood said. "Permit activity
is strongest in areas where new home prices
are below the metro average. Developers,
builders and local communities appear
to be responding to this shift in consumer
demand."
Leavenworth, Wyandotte and
Miami counties have witnessed the largest
gains this year, with permit activity
up more than 30 percent in all three counties.
Clay County is next with a 27 percent
increase, followed by Jackson County with
a 21 percent jump and Cass County with
a 10 increase. Only Johnson County and
Platte County have posted declines in
2002, down 5 percent and 1 percent respectively.
While single-family permit
activity was up for the first half of
2002, the number of multi-family housing
units permitted dropped 53 percent through
June compared to last year. Part of the
decline is likely due to procedural changes
classifies some attached for-sale homes
as single-family homes rather than multi-family
units.
Kansas City, Mo., remained
the top-permitting city year-to-date with
707 permits issued through June. Olathe
is second with 621, followed by Lee's
Summit with 450.
Rounding out the top-permitting
cities for the month are Overland Park,
381; Shawnee, 217; Independence, 211;
Lenexa, 158; Raymore, 156; Gardner, 138;
and Blue Springs, 128.
