Jackson, Clay
Counties Gain Ground in Residential
Permits
Single-family residential
permit activity in the Kansas City
metropolitan area increased 11 percent
in April compared to the same month
last year, according to figures
compiled by the Home Builders Association
of Greater Kansas City (HBA). A
total of 3,065 single-family permits
have been issued this year, up 12
percent from the first four months
of 2001.

Kansas City, Mo., accounted
for much of the increase with 190 permits
issued in last month compared to 106 issued
in April 2001. The heavy activity in April
came ahead of a new impact fee for infrastructure
development that will add more than $700
to the price of all new homes built in the
city. The new fee took effect May 1.
Jackson and Clay counties
are both up 26 percent in permit activity
compared to the same period last year.
Jackson County accounts for 27 percent
of permits issued in the metropolitan
area this year, while Clay County claims
17 percent.
"The strongest trend
in the local housing market is choices,"
said Tim Underwood, HBA Executive Director.
"As a whole, Jackson County offers
the most balanced range of housing choices
in the metropolitan area, especially for
entry-level and move-up homebuyers. Going
forward, communities that position themselves
as good places to live regarding lifestyle
and price range will reap the benefits
of positive growth."
Kansas City, Mo., moved
past Olathe as the top-permitting city
through April with 446 permits issued
year to date. Olathe is second with 414,
followed by Lee's Summit with 289.
Rounding
out the top-permitting cities for the
month are Overland Park, 202; Independence,
127; Shawnee, 127; Raymore, 113; Lenexa,
107; Gardner, 88; and Platte County, 87.
